How big the block?The block is 1 acre on the old scale, roughly 0.43ha in metric. It is a double width block.
What’s on it?Nothing other than grass as far as I have found. It is a relatively flat, vacant block.
Can I build on it?Coonamble Council advises it may be permitted – depending on what you want to build.
As always, it is subject to council approval of your Development Application.

Can I put a van on it?Council advised this is OK for short stays, but not as a permanent dwelling. (Subject to change)
There is at least one block with a van permanently located as a ‘weekender’.
Is there electricity?No, but there is power in the street which may be connected to the block. This has been done on other blocks.
Is there water?No. It is tank water in that area.
How much are the rates?For 2025-2026 the rates were $560
How much are you asking?$15,000.
How long does it take to get there?That will depend where you’re going from & how you drive.

Muswellbrook is about 330km,

Coming into Gularambone from the south (Gilgandra), turn left in town, and follow the road through town. There is a coffee shop / Tourist info on the right – keep going. You will cross a railway line. The first track on the left is Railway St, the next is Warrie St. Neither have signs. Take care when entering either road as there may be some deep potholes.
